Tips for Staging Bedrooms in Mississauga or Oakville

Planning to sell a home or condo in Mississauga or Oakville? Here are some tips for staging the bedrooms. Staging bedrooms is essential for buyers to really feel like they could utilize and enjoy living in the home. After all, it’s essential to have a space of our own to enjoy the sanctuary we all dream of; the place we escape to in order to relax and restore ourselves. This is essential for all members of the family, as well as guests.

In order for bedrooms to appeal to potential buyers it’s vital that they are shown in their best light. Let’s explore a few things to ensure that your bedrooms have just the right attributes to attract even the pickiest buyer.

Is the purpose of the room clear?

One of the first things to determine is the purpose of the room. As your 2nd, 3rd, or 4th bedroom become a catch-all for your precious items – you know – junk, presents you’re storing, laundry to fold and put away, suitcases, boxes of stuff to donate….?

Creating an office in a space defines the space

If the purpose of the room isn’t clear then it needs to become clear. Are you presenting it as a bedroom? Good, clear off the bed, remove the junk.

Is it an office ? Then ensure that that is clear. Present it as an office and put the suitcases somewhere else. Ensure that it’s clear what the function of the space is, or could be.

Next steps:

  • Declutter and Depersonalize: Remove personal items, such as family photos and personal mementos. The last thing a potential buyer wants to see is someone else in the space they want to move into. Declutter surfaces, closets, and under-bed storage to create a clean and spacious environment.
  • Neutral Color Palette: Use neutral colors for walls, bedding, and decor. Soft shades of white, beige, gray, and pastels can create a calm and inviting atmosphere that appeals to a wide range of buyers.
  • Invest in Quality Bedding: Use high-quality bedding to create a luxurious feel. A neatly made bed with crisp linens, fluffy pillows, and a stylish throw can make a big impact. Think luxury, comfort, and relaxation.
Make the bed the focal point
  • Create a Focal Point: The bed is typically the focal point of any bedroom. Position it prominently and ensure it looks inviting. Use an attractive headboard and well-coordinated bedding to enhance its appeal. Stay away from brightly patterned duvets or bedspreads.
  • Enhance Lighting: Ensure the bedroom is well-lit with a combination of natural light, overhead lighting, and lamps. Replace outdated fixtures with modern ones and use light-filtering window treatments to maximize natural light.

Focus on Function and Luxury when Staging Bedrooms

  • Maximize Closet Space: Organize closets to showcase their storage potential. One great tip for staging bedrooms is to use matching hangers. Clear out excess items, and consider adding shelving or organizers to create a tidy and functional space. This is the perfect time to de-clutter your closet.
  • Add a Seating Area: If space allows, add a small seating area with a comfortable chair and a side table. This can create a cozy reading nook and highlight the room’s spaciousness.
  • Use Stylish Accessories: Incorporate stylish accessories, such as artwork, decorative pillows, and rugs, to add personality and warmth to the room. Keep the decor cohesive and avoid overloading the space with too many items.
tips for staging a bedroom include ensuring en suite bathroom looks great too
  • Keep it Clean and Fresh: Ensure the master bedroom is spotless. Clean windows, floors, and surfaces thoroughly. Yes, buyers do look at the details in windows. In many cases the age of the windows is stamped into the window so they will look! Consider adding a pleasant scent with candles or diffusers to enhance the overall experience.
  • Highlight Unique Features: If the bedroom has unique features, such as a fireplace, balcony, or en suite bathroom, make sure these are highlighted. Make sure you arrange the furniture and decor to draw attention to these selling points.
  • Incorporate Greenery: An easy tip for staging bedrooms is to add plants or fresh flowers. This brings life to any bedroom. Choose low-maintenance plants that complement the room’s decor and create a fresh, vibrant atmosphere. No one living there? Use artificial plants.

En suite?

  • Stage the En suite Bathroom: If the bedroom has an en suite bathroom, make sure it is also staged and spotless. For example you can use plush towels and stylish accessories. Don’t forget to ensure all fixtures are clean and in good working order. Here again think luxury – indulge in the best towels you can find. You can take them with you to your new home!

Dated Decor?

So what do you do when your home is dated? The new buyers are likely to demolish everything so it’s not worth removing wallpaper borders or wallpaper (after all it may take hours to remove and the entire room may need painting and you don’t want to do all that work.)

I try to embrace the “what is” and make the most of it. Here are some examples of before/afters with dated decor where we leaned into the concept of wallpaper borders. One plus in the green and pink bedroom…the carpet wasn’t nailed down and once we moved the bed we could easily lift out the old dated carpet and showcase the hardwood floors.

Candle and accessories set the scene
